How It Works

Simple Steps to Your Home Loan

Follow our straightforward process designed to guide you smoothly from application to closing, making homeownership simple and stress-free.

Meet Southern Trust Loan Officer

Your loan officer submits your application and orders a credit report. With our Priority Approval, you can get approved in just one day, allowing you to confidently shop for a home and make a strong offer.

Find an Agent & Home

A real estate agent helps negotiate the best price and terms. Use your Priority Approval letter to present a stronger offer and move quickly when the right home appears on the market today.

Make an Offer

Once you find your home, your agent prepares the purchase contract and negotiates terms with the seller. Once you have a ratified contract, your loan officer will work with you to lock in your interest rate, you will receive a loan estimate (LE) that outlines your projected costs and Annual Percentage Rate (APR).

Processing & Appraisal

After your offer is accepted, we verify all documents. An appraisal determines the home’s fair market value. You’ll receive a Loan Estimate outlining your projected costs and Annual Percentage Rate (APR).

Underwriting & Approval

An underwriter reviews your loan file and confirms eligibility. Additional documents may be requested. Once approved, you receive a commitment letter outlining the final loan conditions.

Closing & Homeownership

At closing, your loan officer will review your documents, including the Closing Disclosure. The CD outlines costs associated with closing. You will choose a settlement agent and close on your new home.
